Signs You Need Help

When You Need Ventilation

Condensation on your windows is the obvious one. You wake up, the glass is dripping, and the sills are going soft. That’s not normal wear and tear. That’s a ventilation problem.

Then there’s the musty smell. Sometimes you stop noticing it because you live with it. Visitors notice. It means trapped moisture in the house, and it gets worse in winter when everything stays closed up.

Landlords have a deadline too. The Healthy Homes ventilation standard requires working extraction in kitchens and bathrooms for all rental properties. If your fans don’t meet the minimum airflow rates or vent into the roof space instead of outside, they don’t count. The Healthy Homes ventilation standard on Tenancy Services spells out exactly what’s required.

And a new rangehood still needs an electrician. Connecting one is prescribed electrical work in New Zealand, so it comes with a Certificate of Compliance. The wiring is the easy part. Getting the ducting right so the thing actually meets G4 is the bit most people miss.

What We Handle

Ducted Rangehood Installation

Most of our kitchen work is a rangehood going in, coming out, or moving. The unit is the easy part. What decides whether it actually works is the ducting, and that is where the corners get cut.

Building Code G4 asks for 50 litres per second of extraction discharged outside for any kitchen with a cooktop. It does not name a duct size. That is a design outcome rather than a rule, and in practice 150mm is what it takes to genuinely hit 50 L/s once you count the bends and the length of the run. Squeeze it to 100mm to fit a cabinet gap and the fan works hard and moves very little air.

Rentals are more prescriptive. Under Healthy Homes a kitchen fan or rangehood installed from 1 July 2019 needs a diameter of at least 150mm including the ducting, or an exhaust capacity of at least 50 L/s. One or the other, not both.

A recirculating rangehood satisfies neither. That is the ductless kind with a carbon filter: it cleans the air a little and blows it straight back into the room, so the heat and the moisture never leave. If a rental has one fitted, it will not pass. Converting them to ducted is a job we do regularly.

Bathrooms get their own page. See exhaust fan installation for the detail. Short version: a rental fan fitted after July 2019 needs 120mm ducting or 25 L/s, one or the other, and it has to finish outside rather than in the roof space.

Controllers and humidistats are the finishing touch. A humidistat turns the fan on automatically when moisture levels climb, which means the bathroom fan runs when it needs to without anyone remembering to flick a switch. We install multi-speed controllers, timer switches, and humidity-sensing units depending on what suits the setup.

Why a Whole-House System Won’t Get You Through Healthy Homes

HRV, DVS and SmartVent are positive pressure systems. They pull drier air out of the roof space and push it through the house, and they do genuinely cut condensation. What they don’t do is extract air out of the wet rooms to outside.

Healthy Homes asks for exactly that: mechanical extraction in every kitchen and bathroom, ducted outside, meeting a minimum size or airflow. A whole-house unit doesn’t tick that box however well it works, and plenty of landlords find out at inspection with one already paid for.

We don’t sell them, so we’ve no reason to talk you into one or out of one.

Dedicated circuit wiring ties it together. A larger rangehood draws enough current that it has no business sharing with the lights or the power outlets. We run a dedicated circuit back to the switchboard, and if the board has no spare way we will tell you that before we start rather than halfway through.

Ventilation Across Auckland

A huge chunk of Auckland’s housing went up before 1990, and the kitchens show it. Through Mt Roskill, Glenfield, Panmure and Blockhouse Bay you’ll still find rangehoods venting into the roof cavity, or recirculating units quietly doing nothing at all. Both cause more trouble than no fan: wet insulation, rot in the framing, and grease where you least want it.

The renovated villas and bungalows in Grey Lynn, Ponsonby, Mt Eden, and Devonport have their own version of the problem. New double glazing and better insulation make the house warmer but also trap moisture that used to escape through the old leaky envelope. Without planned ventilation, condensation actually gets worse after a renovation. Seems backwards, but it’s common.

Healthy Homes compliance isn’t optional, and tenants are increasingly aware of what’s required. Getting ventilation sorted properly the first time saves callbacks and maintenance down the track.

Inspect

We start with what you’ve actually got. Roof space, existing ducting, where a duct can realistically run, and whether the switchboard has a spare way. For rentals we check the Healthy Homes requirements against what’s fitted now, so there are no surprises at inspection.

Design

We size the fan to the job, not to the hole. Capacity is worked in litres per second and has to account for duct length, bends and room size, so the routing gets decided at the same time. Controls get picked here too, timer or humidistat or plain switch, and G4 is confirmed before anyone starts.

Install

Fans go in, ducting gets run (120mm for bathrooms, 150mm for kitchens), and exterior cowls get fitted so every duct terminates outside the building. Not into the roof space. Not into the soffit. Outside. Controllers, switches, and humidistats are mounted and wired, and if the system needs a dedicated circuit, we run that back to the switchboard.

Commission

We measure airflow at each outlet rather than assuming it, check the controls respond, and walk you through it. Landlords get that in writing: fan spec, duct size and measured airflow, which is the evidence an inspector asks for.

VENTILATION FAQs

Does my HRV or DVS system count for Healthy Homes compliance?

On its own, usually not. Most HRV and DVS units are positive pressure systems that push air through the house but don’t extract from kitchens or bathrooms to outside. Healthy Homes requires mechanical extraction directly from wet areas. You’ll likely need dedicated extractor fans in bathrooms and a ducted rangehood in the kitchen alongside your existing system.

Do I need a ducted rangehood, or will a recirculating one do?

If it’s a rental, ducted, no argument. A recirculating unit filters the air and pushes it back into the room, so it fails Healthy Homes and isn’t on the G4 pathway either. Owner-occupied, nobody is coming to inspect you, but the physics don’t change: the steam and the heat stay in your kitchen.

Can you retrofit ducting in an older home?

Absolutely. Pre-1990s homes are actually where we do most of our ventilation work around Auckland. Roof spaces in older timber homes are usually accessible enough for running ducting, and ceiling-mounted or inline fans fit without major structural changes. The main thing is getting ducts routed to an exterior wall or roof cowl rather than dumping into the roof cavity.

Who installs a rangehood, an electrician or a kitchen fitter?

Usually both, which is why these jobs stall. Connecting a rangehood is prescribed electrical work in New Zealand, so that side needs a registered electrician and it carries a Certificate of Compliance. The cabinetry can be somebody else’s. We do the wiring, the ducting and the exterior cowl together so nobody is waiting on anybody.

Do I need a separate circuit for a rangehood?

Depends what it is. A single bathroom fan on a timer can usually share an existing lighting circuit. A larger rangehood draws more than that and should have its own way back to the switchboard. We check the load during the inspection and run a dedicated circuit if the existing setup can’t carry it safely.
